Project Manager / EstimatorLocation: Fords, New Jersey Industry: Commercial & Industrial Roofing Salary Range: $90,000 - $140,000 annually, commensurate with experiencePosition OverviewThe Project Manager / Estimator is responsible for both preconstruction estimating and post-award project execution for commercial and industrial roofing projects. This role requires strong technical knowledge of commercial roofing systems, the ability to interpret detailed construction documents, and hands-on experience managing roofing projects from bid phase through closeout.The position is ideal for a roofing professional who understands trade-driven means and methods, labor productivity, material logistics, and manufacturer-driven installation requirements.Preconstruction & Estimating ResponsibilitiesPrepare detailed quantity takeoffs and cost estimates for commercial roofing projects, including:Single-ply roofing systems (TPO, PVC, EPDM)Built-up roofing (BUR)Modified bitumen systemsRoof coatings and liquid-applied membranesInsulation systems (tapered and flat)Architectural and custom sheet metal scopesReview drawings, specifications, addenda, and bid documents to develop complete scopes of work.Analyze project requirements to identify constructability issues, phasing constraints, and access limitations.Develop labor pricing using production rates, crew compositions, and job-specific conditions.Solicit, review, and level supplier and subcontractor pricing.Coordinate with manufacturers regarding system selection, warranty eligibility, and compliance requirements.Attend pre-bid meetings, site walks, and scope clarification meetings.Project Management ResponsibilitiesProject ExecutionManage awarded roofing projects from contract execution through final closeout.Develop project schedules, manpower plans, and material procurement strategies.Coordinate deliveries, cranes, hoisting operations, and on-site staging logistics.Ensure work is executed in accordance with approved submittals, shop drawings, specifications, and manufacturer requirements.Lead kickoff meetings, progress meetings, and coordination meetings with stakeholders.Field & Labor OversightWork closely with Superintendents, Foremen, and field crews to ensure proper installation methods and productivity.Monitor daily field activities, quality control, and safety compliance.Identify and resolve substrate conditions, unforeseen site issues, and scope changes.Financial & Contract AdministrationManage project budgets, job cost reports, and margin performance.Prepare and negotiate change orders for additional work or changed conditions.Submit accurate progress billings and schedule of values.Track costs to completion and implement corrective actions as needed.Technical, Quality & Compliance ResponsibilitiesEnsure all roofing installations comply with:Manufacturer specifications and installation guidelinesWarranty inspection requirementsProject plans, specifications, and applicable codesSchedule and coordinate manufacturer and third-party inspections.Compile and submit closeout documentation, including warranties, as-builts, and maintenance manuals.Support preventative maintenance and roof asset management programs, when applicable.Client & Stakeholder CoordinationServe as the primary technical point of contact for owners, general contractors, inspectors, and consultants.Provide clear communication regarding roofing systems, sequencing, and installation methods.Maintain strong working relationships to support repeat and negotiated work.Required Qualifications5+ years of experience as a Project Manager and/or Estimator with a commercial roofing contractor.Strong technical knowledge of commercial roofing systems and assemblies.Proven ability to read and interpret architectural and structural drawings and specifications.Experience managing projects in occupied, operational, or phased environments.Proficiency with estimating tools, spreadsheets, and project management software.Strong understanding of labor productivity, material procurement, and cost controls.Excellent organizational, communication, and problem-solving skills.Preferred ExperienceExperience with institutional, healthcare, government, or industrial roofing projects.Background in architectural metal and sheet metal fabrication.Familiarity with preventative maintenance programs and long-term roof asset management.Experience working within a multi-branch or enterprise-level construction organization.What We OfferSalary range of $90,000 - $140,000, based on experience and credentials.Opportunity to manage technically complex commercial roofing projects.Stable workload with long-term growth potential.Comprehensive benefits package.Safety-focused, professional work environment.
